Situated in a quiet neighborhood cul-de-sac in beautiful Rifle, Colorado, a memorable family getaway is sure to be had in this comfortable "home away from home!" The kids will have plenty to keep them busy during your stay, with a fenced in back yard featuring a fantastic play area for the youngest of children. A basketball hoop is available out front for older children. Other family friendly activities include toys, games, videos and books. A portable crib and booster seat are also available for your convenience. Each of the three bedrooms is nicely furnished with a queen bed, with one bedroom featuring an en suite bathroom. A second bathroom is also available. The well equipped kitchen has everything you need to prepare a home cooked meal, and an outdoor gas grill is located on the back deck. Gather the whole family for a meal around the dining room table or an evening relaxing around the fire pit. This home's spacious open floor plan is sure to bring your family together! The home owner occupies a separate, private area of the home with no shared spaces for part of the year and will gladly offer any assistance. AMENITY LIMITATIONS: • Guests will not have access to the garage. • The living room and dining room ceiling fans are not functional at this time. • This rental unit does not have a washing machine or clothes dryer. However, the home owner's unit does have these amenities and may be available to guests upon request. Other things to note • ALLERGY ALERT: The home owner has two cats that used to occupy the rental and now live in the adjoining ADU. This house may not be suitable for you if you have sensitivities to cats. • The home owner occupies a separate, private area of the home with no shared spaces (ADU) for part of the year and will gladly offer any assistance. • A limited stock of basic guest supplies is provided to start off your stay, including coffee filters, non-dairy creamer, salt, pepper, cooking oil, sugar, food storage wrap, paper towels, dish soap, dishwasher detergent, trash bags, toilet paper, hand soap, shampoo, conditioner, body wash, and laundry detergent. At least one bath towel per guest is also provided. • We have a zero tolerance smoking policy, and guests will be charged accordingly (see House Rules). • We abide strictly by the “Cancellation policy” (including road closures and / or inclement weather) and “House Rules” which can be found under “Policies” in the listing. They are reiterated during the booking process (on the “Review rules & policies” / “Step 2 of 3” page), at which time you are confirming that you agree to the terms. Please review them carefully! House Rules: • Excessive cleaning will be charged at a rate up to $50 an hour. Blood stained linens (including but not limited to bed sheets, mattress pads / protectors, etc.) is an automatic charge of up to $150 per item. Confetti and party decor clean up is an automatic charge of $60. Moving furniture is an automatic charge of $120. • Violations of VRBO's House Rules can jeopardize our short term rental permit, disrupt cleaning and maintenance schedules, cause extra wear and tear and, worst of all, lessen future guest experiences and will be charged as follows: • unauthorized guests, up to $50 per person, per night; • unauthorized pets, up to $100 per pet, per night; • unapproved early check ins and late check outs, $50 per hour; • late checks outs after 1pm, an additional night’s stay; • parties or events, up to $2,500 with any extra cleaning and damages being charged separately; smoking of any kind, up to $1,000.

Our sweet little bungalow is simple and cozy. All you need to be comfortable with a nice touch of class. We are located walking distance from coffee shops, restaurants, theatres, yoga & shopping. Enjoy the convenience of town while easily accessing our beautiful outdoors. Just minutes from the Colorado River Corridor, 25 min. to Rifle Mountain Park, 15 min. to Rifle Gap/Falls, Rifle Creek Golf Course, Harvey Gap State Park, Rifle Arch Trail & just 25 min. drive to the Glenwood Hot Springs pool. The space This rustic barn wood structure has a unique architectural design. Snuggling into your cozy "almost" queen sized loft will give you the feeling of sleeping in a treehouse. Enjoy the privacy of my wonderful backyard and deck where you can just chill, pet the kitties and enjoy some time to yourself. The Sanctuary is surrounded by trees and foliage. Enjoy the outdoor kitchen and fire pit (spring, summer & fall) with soft outdoor lighting and the beautiful Colorado sky as your backdrop. The three season outdoor kitchen has running water, an electric two burner stove and toaster (both you are welcome to use year round). Inside the Sanctuary you’ll find a mini refrigerator, microwave, water kettle for preparing tea and French press coffee maker, ceramic mugs, drinking glasses, silverware and plates. I can provide you with a crockpot for indoor use if you request but I do ask that if you bring a portable stove please use it outdoors. I truly love this space and want to keep it fresh so please remove your shoes while inside. Guest access Exit I-70 and head North to find Railroad Ave. and downtown Rifle. From Railroad Ave. head east on 3rd Street. Your intimate Backyard Oasis is accessible off of 3rd street where you’ll enter the front driveway. You may park in the driveway which can be a bit tricky (3rd street is somewhat steep) or park on 3rd street. If parking in the driveway it’s best to enter when you are headed down 3rd Street rather than up. Walk to downtown Rifle, just a few blocks away where you will find restaurants, shops and theatre’s. Grocery store is approx. a half mile away. Other things to note My three very lovable cats live on the property. Jacklyn, Sass and Chevy are very friendly and entertaining. The kitties do not go inside the Sanctuary however If you have any sensitivity to cats this may not be the best fit for you as the cats are a part of the property. Also, you will be sleeping in a loft. The mattress is custom made and very comfortable measuring just shy of a regular queen sized mattress. The bathroom is tiny and has everything you'll need including organic cotton towels and doTERRA hand and shower soap. You'll have a tiny closet and a few other little spots to store your stuff so you might want to pack light.
